Arch City Development Single Family Homes

Single Family Homes

2023-05-08T12:39:39-05:00

Although you may know Arch City Development as a multifamily housing developer, many of our earliest projects were single-family homes. We’ve renovated, or constructed, over 100 homes in the past decade, and our Principal Brian Higgins has worked on hundreds more before founding Arch City.

Single-family homes dominate the residential landscape in most Central Ohio communities, which is why Arch City has focused on them in the past AND is renewing our efforts to address this market segment moving forward. The first of our modern homes is currently under construction at 407 East Frebis Avenue in the historic Merion Village neighborhood. 407 East Frebis offers all the amenities of an urban neighborhood – proximity to fine restaurants, entertainment, and jobs – while eliminating all the old house problems, like drafty windows, high utility bills, and water in the basement.

Check this page often for information about other new homes that we will be beginning construction on in 2023 and beyond!

The Parsons Avenue Redevelopment Corporation acquired and shut down a drive-through carry-out at 945 Parsons, which had a history of selling beer and cigarettes to underage customers. The building was gutted, new HVAC installed, and new commercial doors were added. The building was leased and eventually sold to the All People’s Fresh Market. The market new distributes fresh fruits and vegetables to people earning up to 200% of the poverty level and distributes more food than any other location in the Mid-Ohio Foodbank network.

PARC’s first development project was the acquisition and closing of the adult bookstore that was at 677 Parsons. PARC stabilized the building’s bowing exterior, repaired faulty plumbing, and repaired the roof while negotiating the sale of the building to Sidestreet Development. By working with the City of Columbus, Nationwide Children’s Hospital, Columbus Next Generation Corporation, and the Finance Fund, PARC was able to discount the building’s sale by $150,000 and acquire a grant for Sidestreet of over $60,000. Sidestreet has since successfully redeveloped the entire block and 677 Parsons Avenue is now Comune, a vegetarian restaurant.

Originally part of the Catholic Diocese as Holy Rosary Church, Rock of Faith Church acquired the property in 1978 and although several buildings on the campus have fallen into disrepair, they would like to pursue a redevelopment strategy. ARCH CITY DEVELOPMENT was retained to provide development services and orchestrated a Phase I environmental report, soils condition report, GIS map of neighborhood conditions, structural analysis, and resource identification plan.

Located at the intersection of Cleveland and 11th Avenues in Columbus’ Linden neighborhood, the building is named after long-time activist and “Mayor of Linden”, Clarence Lumpkin. ARCH CITY DEVELOPMENT not only provided assistance for the 21,000 square feet office/retail property but was integral in tenant recruitment and lease negotiations.

One of ARCH CITY DEVELOPMENT’s focuses is the renovation of single-family homes. Since 2013, we have renovated over 100 homes throughout Columbus’ urban core. You can see the location of these homes on the following map. We build new single-family homes, too! Let us know how we can help you!
